Troubleshooting and Repairs

  1. Hold-Open Devices: We ensure that hold-open devices on closures are functioning correctly as per the British Columbia Building Codes 2024. Devices must release upon signals from fire alarm systems and smoke detectors, conforming to:
    • Sentence 3.1.8.15.(2): Single-stage systems must release any fire alarm signal, while two-stage systems must respond to alert signals and adjacent smoke detector activations.
    • Sentence 3.1.8.15.(3): Devices must release signals from smoke detectors installed according to CAN/ULC-S524.
    • Sentence 3.1.8.15.(5): In the absence of a fire alarm system, hold-open devices must release upon signals from smoke alarms located within 1.5 meters horizontally of the closure.
  2. Temperature Rise Limits: We check that doors meet the temperature rise limits specified in Article 3.1.8.17, ensuring that any issues with temperature rise are promptly addressed.
  3. Penetrations and Firestops: Our technicians inspect and repair penetrations to ensure that they are sealed with firestops meeting the requirements of Article 3.1.9.1, maintaining the integrity of fire separations.

Maintenance and Service

  1. Regular Inspections: We perform scheduled inspections to ensure that hold-open devices and fire alarm systems are operating correctly in accordance with:
    • Sentence 3.1.8.16: Devices must function correctly in both single-stage and two-stage fire alarm systems, releasing as required.
    • Article 3.1.8.15: Ensuring that all smoke detectors and alarm signals are appropriately integrated and functional.
  2. Maintenance of Firestops: We maintain firestops in accordance with Article 3.1.9.1 to ensure that all penetrations through fire separations are properly sealed, thereby maintaining the required fire-resistance ratings.
  3. Testing of Temperature Rise Limits: Our service includes testing doors and other closures for compliance with Article 3.1.8.17, ensuring that they meet the required temperature rise limits.
  4. Glass and Glazing Compliance: We ensure that wired glass, glass blocks, and safety glazing in your installations conform to Articles 3.1.8.17 and 3.1.8.18, including compliance with maximum aggregate area limits and temperature rise restrictions.

Installation

  1. Hold-Open Devices: Installation of hold-open devices follows the requirements of Sentence 3.1.8.10.(1), ensuring that they are used correctly in fire separations, with compliance to fire alarm signals and smoke detectors as outlined in Sentence 3.1.8.15.
  2. Temperature Rise Limits: We install doors and closures in compliance with Article 3.1.8.17, ensuring that they meet the required temperature rise limits as specified in the code.
  3. Firestop Systems: Installation of firestops conforms to Article 3.1.9.1, ensuring that all penetrations are sealed according to the fire-resistance ratings required, and that service equipment penetrations comply with Articles 3.1.9.2 and 3.1.9.3.
  4. Glass and Glazing: We adhere to Articles 3.1.8.17 and 3.1.8.18 for the installation of wired glass, glass blocks, and safety glazing, ensuring compliance with maximum area limits and temperature rise restrictions.
